These Terms & Conditions govern your use of this website and any renovation, design, build or maintenance services provided by Pro One ("Pro One", "we", "us"), located at 159 Loucks St, York, PA 17403, USA. By using this site or engaging our services you agree to these terms.

Website content is provided for general information. Project descriptions, gallery images and article guidance do not constitute a binding quote, warranty or professional engineering advice.

All quotes are provided following an in-person site visit. Verbal estimates, phone ranges and website figures are preliminary and non-binding until issued in a written, itemized quote signed by both parties.

Written quotes remain valid for thirty (30) days unless stated otherwise. Material pricing beyond that window may be re-verified before contract signing.

A deposit is required to secure project dates and to order build materials. The deposit amount is stated in your written contract and is applied to the total contract price.

Deposits become non-refundable once materials have been ordered or custom items fabricated. Cancellations prior to material ordering are refunded less any documented design, measurement or administrative time incurred.

Progress payments are invoiced per the milestones in your contract. Final payment is due upon substantial completion and completion of the punch-list walkthrough.

Any addition, deletion or modification to the agreed scope requires a written change order specifying revised cost and schedule impact. Work on changed scope begins after the change order is approved.

Concealed conditions discovered after demolition — including water damage, structural deficiency, pest damage, non-compliant wiring or plumbing — are addressed by change order.

Client agrees to provide reasonable site access, utilities and a clear work area during scheduled hours. Standard working hours are Monday through Friday, 8:00 AM to 5:00 PM; commercial projects may be scheduled outside these hours by agreement.

Schedules may be adjusted for weather, inspection availability, permit processing or material lead times. We will communicate schedule changes as soon as they are known.

Where required, permits are obtained for the agreed scope and inspection access is coordinated with the applicable municipality. Permit and inspection fees are itemized in the contract or invoiced at cost.

Work is performed to applicable Pennsylvania and Maryland building codes in effect at the time of permit issuance.

Pro One warrants its workmanship against defects for the period stated in your written contract, beginning at substantial completion. Manufacturer warranties on materials, appliances and fixtures pass through to the client.

The workmanship warranty excludes normal wear, owner or third-party modification, deferred maintenance, water intrusion from unrelated building components, and damage from misuse or acts of nature.

Pro One maintains liability insurance and applicable workers' compensation coverage; certificates are available on request.

To the fullest extent permitted by law, our liability arising from a project is limited to the contract price for that project. We are not liable for indirect, incidental or consequential damages, including loss of use, rental income or profits.

All text, photography, logos and marks on this site are the property of Pro One or its licensors and may not be reproduced without written permission.

Gallery and article imagery is representative of the type of work performed and may include illustrative photography.

Information you submit through our forms — name, phone number, room measurements and uploaded project images — is used solely to prepare your estimate and contact you about your project. Contact us at jgs1pro1@gmail.com to request access to, correction of, or deletion of your information.

We do not sell or rent personal information. Data may be processed by service providers that host this website or handle communications on our behalf, under confidentiality obligations.

This site may use minimal analytics and anti-spam measures, including hidden form fields, to protect against automated submissions. No advertising profiles are built from your submissions.

These terms are governed by the laws of the Commonwealth of Pennsylvania. The parties agree to attempt good-faith resolution of any dispute directly before pursuing mediation or legal action, with venue in York County, Pennsylvania.

We may update these Terms & Conditions from time to time. The version posted on this page at the time your contract is signed governs that project.
